Operational tools
Focused internal applications for a specific process: deal pipelines, tenancy progression boards, works management, onboarding, inspections. Designed around your steps rather than a generic model of them.
Bespoke property software
Sometimes the right tool simply doesn’t exist. The off-the-shelf options almost fit, and the team spends its days working around the gaps. In those cases we build focused internal software around the way your business actually operates, and connect it to the systems you already rely on.
01 When generic doesn’t fit
Generic software is built for the average property business. Yours isn’t average. Perhaps you source deals and need a pipeline that tracks them the way you actually assess them. Perhaps you run serviced accommodation across several booking platforms. Perhaps your management process has a step no product supports, so it lives in a spreadsheet and three people’s memories.
The usual response is to bend the business to fit the software, or to bolt on another subscription. Both work, for a while, and both were sensible choices when they were made.
Purpose-built software takes the other route: a focused tool that does exactly what your operation needs, sits alongside your existing systems and evolves as the business does. It used to be out of reach for anyone but large companies. It isn’t anymore.
Sound familiar?
A critical spreadsheet has become the real system, and only one person fully understands it.
Your process has a step that no product supports, so it is done by hand, or by email.
Two off-the-shelf systems each do half the job, and the join between them is a person.
Management gets its numbers from a report someone compiles, not from a screen they can open.
You have evaluated products, and every one of them would mean changing how you work.
A supplier’s portal or tool almost fits, and the team works around the gaps every day.
02 What we typically build
These are the kinds of software we build most often for property businesses. They are examples rather than products: what your business needs, if anything, comes out of understanding how it works.
Focused internal applications for a specific process: deal pipelines, tenancy progression boards, works management, onboarding, inspections. Designed around your steps rather than a generic model of them.
A live view of the operation drawing on your existing systems, so directors and managers can see what is happening without waiting for someone to compile a report.
Software that sits between your existing systems and keeps them consistent, handling the rules and exceptions that no single product was designed to cope with.
Self-service access to the information people ask for most often, drawing on your live data, so routine questions answer themselves and your team handles the rest.
Where a spreadsheet has become a system of record, a real database and interface with history, permissions and validation, still connected to everything else you use.
Automation that follows your business rules across several systems, with people brought in precisely at the steps that need judgement.
Often the better answer is a connection rather than a new system. Our property software integration page explains what that involves, and the why now section on the home page covers why the economics of tailored software have changed.
03 How we build
The same four stages apply whether the answer turns out to be an integration, an automation or a new tool: understand the business, identify where the value is, build it, and keep improving it.
We start with the business, not the technology. Through discovery and observation we learn how work actually moves through your company, which systems are involved and where the friction is.
We identify where better connections, automation or software would produce meaningful operational value, and prioritise by practical impact rather than technical novelty.
We design and implement the agreed solution, integrating with your existing systems wherever sensible and keeping disruption to normal operations to a minimum.
We watch how the system performs in the real business and keep improving it as your requirements evolve. This is a partnership, not a hand-over.
We would rather connect two systems you already pay for than build a third. Software is what we recommend when the off-the-shelf options genuinely don’t fit, and we will say so either way.
Anything we build is designed to sit alongside your CRM, accounts, email and documents, exchanging information with them rather than becoming one more place to type things in.
Something useful goes live early and grows from real use. No long, all-or-nothing project, and no waiting a year to find out whether it works.
Reliable, documented and boring where it should be, so it can evolve with the business for years rather than being a demonstration that quietly dies.
04 Questions about building software
It used to be, and for large systems it still can be. What has changed is the starting point. Modern cloud platforms, well-documented APIs and AI-assisted engineering mean a focused internal tool no longer needs a large development team or an enterprise-scale budget.
We scope to the problem rather than to a fixed package, deliver in stages so value arrives early, and we will not pretend that everything is cheap. The honest position is that tailored software is now a realistic option for a growing property business where a few years ago it simply wasn’t.
Ownership, hosting and access are agreed in writing before any work starts, so there are no surprises later. Our starting point is that software built specifically for your business should remain yours to use as the business changes. You should never find yourself locked into us or into a platform you don’t control.
That is the intention from the first day. We design purpose-built tools to exchange information with your existing CRM, accounts package, email and document storage rather than replace them. What can be connected, and how, depends on the access and APIs each platform provides, which we assess during discovery.
We stay involved. Systems built around a business need to evolve as the business does, so we observe how the software performs in real use, fix what needs fixing and keep improving it. We agree an ongoing arrangement that suits the scale of what has been built, from light-touch support to continuous development.
Discovery call
Often the answer is an integration or an automation rather than a new system. Show us the problem, and how your team works around it today, and we’ll tell you honestly which it is.
